We are Certified and trained to perform a visual, unbiased home inspection. We will assess the home from roof to foundation to identify safety issues and describe the current conditions on the property. Following the inspection, you will receive an easy-to-read, thorough report for your records. This can assist you in purchase negotiations, warranty repairs or when making future maintenance decisions.
We encourage you to attend the inspection. This allows us to walk through the home with you, pointing out findings and explaining elements of the report. Following is a short description of some of our inspection services:
A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Sometimes referred to as a "general home inspection," these are booked prior to closing on either brand new or existing homes. The inspection covers hundreds of components in the home and includes a written report clearly outlining safety concerns and the current condition of the home. The report gives buyers the information they need to make the best decision and prepare for future maintenance.
A general home inspection completed prior to listing or selling the home to give current owners an idea of maintenance items to address. A pre-listing inspection also helps inspire confidence in prospective buyers regarding the condition of the home and reduce time spent in contract negotiation because an unbiased, independent inspector has reviewed all major systems. By having a pre-listing home inspection, you show potential buyers that you’re open and honest about the condition of your home. Inspections aren’t just for buyers anymore.
New home construction inspections are performed at different phases during construction or at the completion of construction, but prior to your final walk through. The certified inspection should be scheduled a couple of days before your final walk through with the builder. This will ensure that most, if not all, last minute items have been completed. This inspection protects the home buyer by identifying any deficiencies which can be corrected prior to taking possession of the new home.
Warranty inspections are performed during the 11th month of your 1-year Builder’s Warranty. Having an inspection before the warranty expires gives the homeowner a certified report to go over with the builder addressing possible issues. This inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed.
Time is generally of the essence when a family is relocated for business purposes. Prior to beginning negotiations for purchase of a home, relocation companies generally order a home inspection to determine the need for repair and maintenance.
Molds can be found almost anywhere, as long as moisture and a food source is present. While not all molds are toxic, recent research shows an alarming rate of harmful fungal species in homes or buildings with water damage, moisture or high humidity levels. A visual inspection by our certified mold inspector can help to identify the presence of mold in your home or building. If mold is detected, samples will be collected and sent to a lab for analysis to confirm such contamination and determine proper remediation.
